Project Manager

         Proficiently oversaw and managed large construction projects serving the hospitality industry, including new builds as well as a renovation to convert a historic building into a modern hotel while retaining the building s character. Projects included:

o    Homewood Suites, Kansas City, KS. $7.5 Million. Served as lead project manager for construction of this 110 room hotel. Employed value engineering to ensure both cost effectiveness and quality. Developed and maintained operational budgets, wrote and negotiated all contracts, established and maintained schedule, and oversaw materials procurement.

o    TRU Hotel, San Antonio, TX $8 Million. Managed conversion of a historic downtown building to a modern 98-room hotel, enhancing structural integrity while also preserving the building s historic character. Collaborated with structural engineers and architects in addition to providing all other project manager oversight and responsibilities.

o    Residence Inn, Lubbock, TX $7.3 Million. Managed the start-up phase of construction of this 115 room hotel. Secured permits and key subcontractors; negotiated and executed contracts. Estimated material needs and initiated procurement. Worked closely with architects, engineers and owners.

Wrote and executed contracts, wrote and reviewed RFPs and RFIs; managed quality control and ensured operational safety. Reviewed and approved pay applications, project closeout, O&M Manuals. Managed field personnel, superintendent and subcontractors.

o    Missoula Emergency Services, Missoula, MT, $600k. Managed bidding and bid submission and then all aspects of the construction project. Managed RFPs, submitted and reviewed RFIs, submittals and project closeout.

o    Charter College, Missoula, MT, $500k. Bid on, won and managed this tenant improvement project for a local college. Directed personnel and worked closely with project owners, successfully completing and closing out the 70-day project on time.

o    Walla Walla College, Missoula, MT, $250k. Managed all construction aspects of this bid project for tenant improvement including selective demolition, new construction and value engineering items.
